When it comes to selling a home, pricing is everything. It’s tempting to aim high—after all, who doesn’t want top dollar for their property? But setting your price too high can backfire, costing you time, money, and opportunity. Whether you're a homeowner listing FSBO (for sale by owner) or working with an agent, here are the three biggest risks of pricing your home too high:


1. Losing the Right Buyers

Buyers today are savvy. They’re scrolling listings daily and have a strong sense of what homes in your area are worth. If your home is priced well above comparable properties, it won’t even make their shortlist. You’re not just scaring off bargain hunters—you’re missing out on serious, qualified buyers who would’ve loved your home if only they saw it.

In real estate, exposure matters. And a high price tag can make your listing virtually invisible.


2. Sitting on the Market Too Long

The longer a home sits, the more it signals to buyers that something’s wrong—even if it isn’t. After 30+ days on the market, buyers start asking: Why hasn’t it sold? Is there an issue with the house?
